The Kelowna Residential real estate market decreased this month from a price perspective. January 2011 average house price decreased 5.5% from $462,527 to $436,913 throughout the month. Average house price is down 8.99% from the January 2010 average of $480,082.
The number of Kelowna/Central Okanagan sellers has increased. The number of total residential listings by end of January was 1237 units over last month’s 1109 units. How many SOLDS did we see? Unfortunately January 2011 was still a slow month with only 111 units sold vs. the 141 units sold in January 2010. Average number of residential unit sales for the month of January is 144 units (average over past 10 years) – so we are low compared to an average January. Days on market increased to 197 days year to date. As a percentage 7.66% of all residential listings sold this past month.
February 2011 - Central Okanagan and Kelowna Real Estate Statistics
The Kelowna Residential real estate market increased this month from a price perspective. February 2011 average house price increased 1.5% from $436,913 to $443,360 throughout the month. Average house price is down 3.49% from the February 2010 average of $459,416.
The number of Kelowna/Central Okanagan sellers has increased. The number of total residential listings by end of February was 1391 units over last month’s 1237 units. How many SOLDS did we see? February 2011 was just a little short of lastyear with 135 units sold vs. the 147 units sold in February 2010. Average number of residential unit sales for the month of February is 188 units (average over past 10 years) – so we are low compared to an average February. Days on market decreased to 99 days year to date. As a percentage 8.63% of all residential listings sold this past month.
March 2011 - Central Okanagan and Kelowna Real Estate Statistics
The Kelowna Residential real estate market increased this month from a price perspective. March 2011 average house price increased 9.8% from $443,360 to $486,609 throughout the month. Average house price is up 5.9% from the March 2010 average of $459,416. (Note: Last month there were only 2/136 homes sell over $800,000 – this month there were 14/195 which impacts the average).
The number of Kelowna/Central Okanagan sellers has increased. The number of total residential listings by end of March was 1524 units over last month’s 1391 units. How many SOLDS did we see? March 2011 was the same as last year with 196 units. Average number of residential unit sales for the month of March is 247 units (average over past 10 years) – so we are low compared to an average March. Days on market decreased to 89 days year to date. As a percentage 11.42% of all residential listings sold this past month.
April 2011 - Central Okanagan and Kelowna Real Estate Statistics
The Kelowna Residential real estate market decreased this month from a price perspective. April 2011 average house price decreased 1.8% from $486,609 to $477,652 throughout the month. Average house price is down 5.72% from the April 2010 average of $506,643.
The number of Kelowna/Central Okanagan sellers has increased. The number of total residential listings by end of April was 1627 units over last month’s 1524 units. How many SOLDS did we see? April 2011 was the down compared to last year with only 150 units. Average number of residential unit sales for the month of April is 261 units (average over past 10 years) – so we are low compared to an average April. Days on market held steady with 88 days year to date. As a percentage 9.22% of all residential listings sold this past month.
