May 2010 - Central Okanagan and Kelowna Real Estate Statistics
The Kelowna Residential real estate market held steady this month from a price perspective. May 2010 average house price increased 1.4% from $502,523 to $509,472 throughout the month. Average house price is up 13.57% from the May 2009 average of $448,597. Year to date Residential Average is $484,856 up from this time in 2009 when it was $443,581.
The number of Kelowna/Central Okanagan sellers has increased. The number of total residential listings by end of May was 1831 units over last month’s 1758 units. How many SOLDS did we see? An decrease compared to last month – with 206 units sold vs. the 237 units sold in April 2010. Average number of residential unit sales for the month of May is 267 units – so we are a bit low compared to an average May. Days on market decreased to 94 days. As a percentage only 10.21% of all residential listings sold this past month.
June 2010 - Central Okanagan and Kelowna Real Estate Statistics
The Kelowna Residential real estate market fell this month from a price perspective. June 2010 average house price decreased 5.7% from $509,472 to $480,216 throughout the month. Average house price is up 5.74% from the June 2009 average of $454,167. Year to date Residential Average is $482,928 up from this time in 2009 when it was $446,363.
The number of Kelowna/Central Okanagan sellers has increased. The number of total residential listings by end of June was 1925 units over last month’s 1831 units. How many SOLDS did we see? The same as last month – with 207 units sold vs. the 206 units sold in May 2010. Average number of residential unit sales for the month of June is 267 units – so we are a bit low compared to an average June. Days on market increased to 101 days year to date. As a percentage only 9.09% of all residential listings sold this past month.
July 2010 - Central Okanagan and Kelowna Real Estate Statistics
The Kelowna Residential real estate market increased this month from a price perspective but decreased dramatically in the number of sales. July 2010 average house price increased 6.9% from $480,216 to $513,312 throughout the month. Average house price is up 10.76% from the July 2009 average of $463,451. Year to date Residential Average is $485,968 up from this time in 2009 when it was $450,331.
The number of Kelowna/Central Okanagan sellers has decreased. The number of total residential listings by end of July was 1833 units over last month’s 1925 units. How many SOLDS did we see? Unfortunately July 2010 is the slowest July since sometime before 1996 with only 122 units sold vs. the 241 units sold in July 2009. Average number of residential unit sales for the month of July is 255 units – so we are very low compared to an average July. Days on market increased to 102 days year to date. As a percentage only 5.73% of all residential listings sold this past month – that’s a 4% drop over June 2010.
August 2010 - Central Okanagan and Kelowna Real Estate Statistics
The Kelowna Residential real estate market decreased this month from a price perspective and in the number of sales. August 2010 average house price decreased 3.2% from $513,312 to $497,077 throughout the month. Average house price is up 5.65% from the August 2009 average of $469,542. Year to date Residential Average is $486,769 up from this time in 2009 when it was $453,060.
The number of Kelowna/Central Okanagan sellers has decreased. The number of total residential listings by end of August was 1743 units over last month’s 1833 units. How many SOLDS did we see? Unfortunately August 2010 is the slowest August since sometime before 1996 with only 126 units sold vs. the 173 units sold in August 2009. Average number of residential unit sales for the month of August is 237 units – so we are very low compared to an average August. Days on market decreased to 78 days year to date. As a percentage only 7.23% of all residential listings sold this past month.
