May 2011 - Central Okanagan and Kelowna Real Estate Statistics
The Kelowna Residential real estate market decreased this month from a price perspective. May 2011 average house price decreased slightly 1.4% from $477,652 to $471,128 throughout the month. Average house price is down 6.10% from the May 2010 average of $501,746.
The number of Kelowna/Central Okanagan sellers has increased. The number of total residential listings by end of May was 1721 units over last month’s 1627 units. How many SOLDS did we see? May 2011 was the down compared to last year with only 168 units. Average number of residential unit sales for the month of May is 262 units (average over past 10 years) – so we are low compared to an average May. Days on market held steady with 86 days year to date. As a percentage 9.76% of all residential listings sold this past month.
June 2011 - Central Okanagan and Kelowna Real Estate Statistics
The Kelowna Residential real estate market decreased again this month from a price perspective. June 2011 average house price decreased 3.1% from $471,128 to $456,480 throughout the month. Average house price is down 4.58% from the June 2010 average of $478,502.
The number of Kelowna/Central Okanagan sellers has increased slightly. The number of total residential listings by end of June was 1732 units over last month’s 1721 units. How many SOLDS did we see? June 2011 was a bit of an improvement with 205 units. Average number of residential unit sales for the month of June is 259 units (average over the past 10 years) – so we are low compared to an average June. Days on market held steady with 86 days year to date. As a percentage 10.51% of all residential listings sold this past month.
July 2011 - Central Okanagan and Kelowna Real Estate Statistics
The Kelowna Residential real estate market increased this month from a price perspective. July 2011 average house price increased 7.4% from $456,480 to $490,364 throughout the month (partially due to a $3.45 million dollar acreage sale). Average house price is down 3.85% from the July 2010 average of $510,019.
The number of Kelowna/Central Okanagan sellers has increased slightly. The number of total residential listings by end of July was 1742 units over last month’s 1732 units. How many SOLDS did we see? July 2011 was a bit of an improvement over last year with 146 units. Average number of residential unit sales forthe month of July is 221 units (average over the past 10 years) – so we are low compared to an average July. Days on market held steady with 86 days year to date. As a percentage 7.81% of all residential listings sold this past month.
August 2011 - Central Okanagan and Kelowna Real Estate Statistics
The Kelowna Residential real estate market decreased this month from a price perspective. August 2011 average house price decreased 4.1% from $490,364 to $470,138 throughout the month. Average house price is down 4.77% from the August 2010 average of $493,705.
The number of Kelowna/Central Okanagan sellers has decreased slightly. The number of total residential listings by end of August was 1709 units over last month’s 1742 units. How many SOLDS did we see? August 2011 was a bit of an improvement over last year with 154 units. Average number of residential unit sales for the month of August is 209 units (average over the past 10 years) – so we are low compared to an average August. Days on market held steady with 86 days year to date. As a percentage 7.72% of all residential listings sold this past month.
