Step
1: Listing Your Real Estate
The first step in selling any form of real estate is
the listing contract. The Multiple Listing Contract
is a standard form between the Seller and the Listing
Agent. It outlines the details of the property for sale,
the commission rate, dates, disclosure of personal information,
agency etc… We will also complete a Property Disclosure
Statement that is required by the prospective buyer.
I will explain the concept of Agency and have you acknowledge
that by signing “working with a realtor”.
Step 2: Preparing Your Home for Sale
All of the following will happen within days
of the listing contract be completed. Staging your
home; A consultation with an Accredited Staging
Professional is a complimentary service that I
offer all my clients. If you choose not to meet with her,
we'll skip to Step 3.

Step 3: Marketing and Showing Your Home
The following tasks take place immediately following
the Staging completion (within 7 to 14 days of the Listing
Contract Completion) or immediately following the Listing
Contract Completion if Step 2 has been waived.
These tasks will all be completed within a week:
- Meeting to take pictures for MLS and Websites
- Arrange for Lawn Sign and Lock Box
- Set-up on MLS and Website
- Create, Print and Drop-off Brochures to your home
- Arrange for office tourour
These tasks will be on-going:
- Keep House in “Showable” Condition
- Weekly Team calls to communicate showing feedback, asnwer questions and solve any issues that may arise
- Be available to you via phone and e-mail to answer questions or provide assistance
If no offers after 30 days on the market:
- Face to face team meeting to evaluate progress
Step 4: Negotiation and Contract of Purchase
and Sale
All of the following tasks take place each time an
offer is received:
- Prepare you to receive the offer - face to face meeting prior to offer presentation
- Present ALL offers (I am required to present all offers that have been written up and signed by a potential buyer)
- Ensure you have complete understanding of the offer and advise you on price, subjects clauses and closing information
- Prepare any counter-offers
- Negotiate on your behalf always keeping your best interests at the forefront
- Complete all paperwork, submit to lawyers, follow-up to ensure subjects (if any) are removed on time
Step 5: Closing and Moving
The following tasks take place a week prior to closing:
- Ensure your lawyer has received all paperwork that is required to complete the closing
- Team call to ensure you are in touch with the lawyer, answer any questions and offer any assistance
- Closing day - final house walk through and pick-up key
- Closing day - ensure title change is complete and deliver key to buyer's agent
